Garage Doors: Replacement

While it isn't often on the top of the home renovation list, many homeowners don't realize how much of a facelift a new garage door can provide. Often the main focal point of the front of a home, garage doors can completely change the appearance of your home. This article will outline some of the ways to evaluate your door and determine whether you are due for a replacement or upgrade.

doors of perception

Perhaps the single biggest reason for replacing garage doors is to increase the aesthetic appearance and financial value of your home. This is especially important for homeowners looking to sell their property. Extensive renovations and landscaping can cost a small fortune, while purchasing a new door for your garage is relatively cheap and brings more bang for your buck. They can be purchased in a wide variety of colors, windows, and materials to match any existing exterior. Many realtors will agree that updating the exterior appearance of your home with a new door will do wonders to increase the interest in your home on the market. If the house looks appealing, it will be much easier to sell.

DOORS

Economically, replacing your garage doors is a wise investment. Depending on where you live, you can lower your heating and cooling bills exponentially over time by investing in an insulated door. This is especially important if you have living quarters over the garage or if you use the space as a workshop. Keep the weather and elements outside and extend the space in your home with this extra room.

Garage doors are also used to protect the tools, vehicles, and other items stored from the elements and even from thieves. Insulated doors will prevent freezing or overheating and can be combined with weather-stripping to improve the performance even more. Certain materials are also more secure. It is much harder to break in to a home with an insulated door that is at least 1 ½" thick. Wooden and non-insulated doors are relatively easy to kick in or drill through to gain access to the garage and rest of the home. Keep your family and belongings safe by investing in a door that has an opener with rolling code technology. These openers use new codes each time the door is opened and are much harder to crack than their traditional counterparts.

Your garage doors may also need to be replaced for safety reasons. Newer doors have technology that can sense when something is in the way or passing under the door while it is closing. These sensors can stop the door before it causes harm to a person or damage to a vehicle.

Keep these points in mind when evaluating your home and whether or not you want to replace your garage doors. There are a number of benefits to this long-term investment that will improve security, increase the value of your home, and provide additional space for storage and work.

If you have ever been to the door section of huge home improvement stores, you will realize that a simple door change can immediately work wonders in your home. It can instantly give it a modern look, especially if your home has been lived in for years. There are so many options for you to choose from. It would be good for you to try looking at interior decorating websites to help find an inspiration for your new kitchen door. There are less expensive versions of the designer doors we see today, so you can get a brand new door without it being too pricey.

MASONITE

One of the reasons why kitchen doors easily wear out is because we often come in and out of these entry points. After some time, one would notice that the hinges would start to loosen and opening it could already create a loud creaking sound. Make sure that you are able to visualize the total look of your kitchen with the new door. That way, if you need to rearrange any of the tables or bar stools you know that it will really complement the entire room.

The paint would probably also be peeling off, and changing the design of your kitchen door can give it a whole new theme. One important thing to consider would be the color of your kitchen cabinets and cupboards; the shade of the new door should be able to match the other parts of your kitchen. Some homeowners like to keep it in neutral colors such as white or beige, while others want to put an eccentric touch to it by painting it a vibrant red or a cool shade of blue.

Your replacement kitchen door can also be made of steel or solid wood; that is going to be dependent on what atmosphere you would like to create for your kitchen. Some like to keep the cozy warm atmosphere that a kitchen gives; others prefer a more minimalist look to help it look more organizes. Again, the choice is yours, and you will have hundreds of samples to choose from.

The decision is ultimately up to you, but one thing is certain --- your kitchen will feel like it just had a makeover with a replacement kitchen door. It's always best to choose the one that is sturdy, made of the high quality material and reasonably priced. Best of all, it should suit your individual taste so you can enjoy more memories in one of the most favorite rooms of the house!

The advantages of installing a new fiber cement exterior is that you get the best return on your investment over all other repairs on your home. If the exterior of your home is showing major wear replacement with Hardieplank Fiber cement siding ranks as one of the top fixes in our area for return on investment for your home. This is especially true if it has damaged wood siding or faulty LP siding. Did you know products like Hardy plank are by far the most cost effective, durable material to use when residing your home in the Seattle area. You increase the resale value of your home by weatherproofing your home and decreasing the future maintenance needs. We do a ton of siding replacement in Seattle particularly because of the wet weather and installation of LP siding, Weyerhaeuser siding and masonite siding. These products and or installation failures have resulted in water infiltration and class action lawsuits against those companies. Large numbers of track homes with failing siding gives homeowners in the pacific northwest a cost advantage over many other areas in the country. The reason for this is that all the siding replacement has created a healthy market for siding replacement contractors and made prices very completive. Do you have problems with your LP siding, Weyerhaeuser or masonite siding.

I give people estimates on residing their homes all day. I see many quotes for prepping and painting a home that are more money than re-siding the home with brand new Hardieplank. I am amazed at what it costs to strip and prep a home for painting. Often the cost to only paint your home is more money than tearing off your old siding, replacing the siding with fibrecement and painting the new boards. The end result is a brand new looking home! When you look at the total cost only painting will make your home look better for now but there will be considerably more maintenance in the future.

Siding replacement cost varies from home to home but you should budget about .00 a square foot for tear off, replacement of your siding and painting. This should include new home wrap and disposal of all waste material and new corner trim. This means that a typical home that is 2500 square feet will cost approximately,000 - ,000 to install new Hardie plank siding and look brand new.

If your siding and paint is in really bad shape your repair and painting estimates could be more than 00. Shop around and get 3 estimates to find out if you should repaint or replace your siding. Make sure the contractor is licensed and bonded in Washington State.Seattle area would include Bellevue, Lynnwood, Burien, Bothell, Woodinville, Issaquah, Renton, Redmond, Kirkland and Newcastle Washington.

Door Replacement Windows

There a number of repairs and parts replacements that homeowners can do themselves to avoid paying very high prices for professional work done on their house. One of these is replacing the sliding glass doors found in most houses. Replacing sliding glass doors involves a number of steps that a homeowner who wishes to replace them must follow. If you find yourself as one of those "do it yourself" home owners, then here are a few useful tips you can use.

exterior doors with glass

The process

EXTERIOR DOORS

The first you have to do is to measure the dimensions of your sliding door and to make sure that the door that you want to replace it with is has the same dimensions. Measuring will involve that you measure across the bottom, the center and the top of your doorframe. After getting accurate measurements of your sliding door based on the measurements of your doorframe, you can now determine which side the sliding panel should be placed. You can do this by looking at some of the labeling placed on your sliding door, for the fixed door panel, the marking that you will find is the letter "O," while for the sliding panel, you will find the letter "X."

Frames

The next thing that you need to determine is to decide on the type of frame that you will want for your sliding door. You have a choice between retrofit frames, which are most appropriate if you find that the old frame is flush with the exterior material and replacement frames, which are usually used if you have brick or siding at the opening of the door. However, in using replacement frames, you may have to do some trimming work to be able to install your new sliding doors, which are usually made of vinyl.

Putting in the new door

Being able to decided on the things mentioned above will enable you to look for a replacement sliding door that is appropriate to your needs. If in case you find yourself doing some trimming work on the door, it would be a good idea to do this even before the replacement door arrives. It is also a good idea to have all the tools that you will need, which includes caulk, insulation, liquid nails, screws, dust masks and safety glasses so that when the new door arrives you can finish the job in no time.

Installing Vinyl Replacement Sliding Glass Doors

Last week I told you how to remove your old sliding glass door in preparation for the installation of the vinyl replacement door. Let's go through the installation procedure for both the Retrofit style and replacement style frames.

exterior doors home depot

Let's start with the retrofit frame. Like the retrofit window, the door will have a 2" lip flush with the outside edge of the frame. The difference between the retrofit window frame and the retrofit door frame is the absence of the lip on the bottom of the door due to the sill track. Your door will have the lip on both sides and across the top. The majority of the installation process is the same whether it's a retrofit frame or replacement frame. The first thing you want to do is check the floor for a level condition. If the base is not level, add shims to create a level base. This step is very important, because if you have a sloping bottom, the whole frame will be thrown out of square. You will have problems locking the door as well as air infiltration trouble. So, put down shims to make the base level. If possible, use one long shim to create a solid base for the weight of the door. Before setting the door in place, put down a bead of liquid nails from end to end, set the shims on top of the liquid nails, and run a generous bead of caulk on the outside face of the opening, where the retrofit lip is going to contact the exterior surface. Caulk the sides and the top.

EXTERIOR DOORS

Now set the door in place, being careful to lift the door and set the bottom track on top of the shims, rather than dragging the bottom. Obviously, this requires two people, one on each side. You tilt the top away from the opening as you set the bottom in place. Then, raise the top until the retrofit lip contacts the exterior surface where you applied the caulk. The reason I use liquid nails on the bottom rather than caulk is because I don't like to put screws in the bottom, and the liquid nails product is as good as screws when it dries. Have your helper hold the frame in place while you go inside to plumb and secure the door. Put a level on the jamb where the slider will lock. Plumb the jamb and install shims where you put your screws. You should put one about 6 inches from the top and one 6 inches from the bottom. A good quality door will have long screws shipped with the door that are replacements for the small screws holding the locking hardware to the jamb. Be sure to shim where these screws install. Now, if you leveled the bottom and plumbed the side, your top and opposite side should automatically be square. Put shims on the opposite jamb, and drive in your installation screws. Put 3 to 4 screws in the jamb. Then, run your tape measure from the top right corner to the bottom left corner. Write down that measurement. Measure from the opposite corners, and the measurement should be the same if your frame is square. Finally, put one screw in the top center You really don't need any more than one. You don't need to use shims since there won't be any load or torque on the top header. Just don't overtighten the screw, otherwise the frame will bow.

At this point you should have the frame installed in the opening with the fixed panel already glazed in from the factory. Here is where you want to install the sliding panel. It goes in from inside the house. Set it on the side and spray a generous amount of lubricant to the steel rollers to help them spin freely. Wipe away excess before putting the panel in. Remember to raise the top into the header as far as it will go, then swing the bottom over the lip and set it down on the track. If the bottom won't get over the bottom lip, you will have to adjust the bottom rollers to bring them up into the frame. You should see a hole on the side rail to insert a screwdriver and turn the adjustment screw counterclockwise to bring the rollers up and out of the way. After you set the rollers on the track, be sure to adjust them back down before sliding the door. Have your helper lift the side up while you turn the adjustment screw clockwise. Do both sides, then slide the door closed and check for equal daylight from top to bottom. If there is more daylight showing on top or bottom, adjust the rollers to bring the door panel plumb with the jamb. Adjust the lock. Each door should come with lock adjustment instructions. Install the screen door on the outside. Now seal the crack between the retrofit lip and the exterior surface. Go inside and fill the space between the frame and wall studs with R-13 insulation. The last step is trimming the inside. We sell vinyl trim pieces that are designed to trim the inside without having to paint, stain, or nail. You can see samples and prices for the trim at theshopping pageon the website.

Now, the replacement frame installation process is the same, except there is no retrofit lip. Therefore, when you put the frame into the opening, you have to plumb the side jambs from two places rather than one. In addition to plumbing the jamb left to right in the opening, you also have to plumb inside to outside because you don't have the retrofit lip to keep your frame aligned with the outside wall. Also, you need to apply trim to the exterior as well as the interior. You can use a basic vinyl flat trim for the outside, and that is available on the shopping page as well. Be sure to caulk the outside trim where it meets the surrounding surface. You just installed a vinyl sliding glass door. I will be on vacation next week, but the following week's article will deal with the best and safest way to install replacement windows on the second floor.

Replacement Cabinet Doors - Personal Style on a Budget

Installing replacement cabinet doors will be exactly as involved as you choose for it to be. This means that you may order custom doors, ready to be installed, choosing the materials, stains or paints, sizes, and design. They will be shipped to you with holes drilled, ready to be placed on the front of your cabinets. On the other end of the spectrum, you may choose to order unfinished cabinet doors, cut and sanded and ready for your finishing touches. If desired, glass, rice paper, or mirrored insets can be ordered to be added to these doors, to give you a final product unique to you, with your own combination of wood, laminate, or metal; stain or paint; and accent.

Whatever route you choose to take, there are ample choices available through a host of retailers online and in brick and mortar stores. Your kitchen or bathroom may benefit from sliding or bifold cabinet doors if your room is small and space for swing out doors is limited. Many standard cabinet doors can be installed as sliding or bifold doors with the proper hardware and instructions. Systems for sliding doors can be found and ordered at rockler.com, and hafele.com sells appropriate hardware for installing bifold doors. Both retailers have professional consultants available to help you measure and ensure you are ordering the correct doors and hardware needed. Because you can use doors from standard cabinet suppliers, your options are not limited to styles offered by a few retailers.

MASONITE EXTERIOR DOORS

Adding glass or mirrored insets into your cabinet doors will bring a sense of space and light into a room. Websites like bendheimglass.com offer a wide variety of glass options for cabinets, and you can choose traditional or contemporary looks. If you choose to purchase cabinets separately from the insets, which is actually very common, you can create a look that is unique to you. Glass cabinets can be more expensive, depending on the glass you choose, so you may wish to make your glass cabinet doors accents used on only one or two cabinets, matching the rest of the kitchen. However, the most important style ideas involved in this project are yours, so if you wish to use glass panel doors throughout your kitchen, that is your option. When choosing the appropriate glass for your installation, remember that mirrored glass will give you a unique modern touch and add a sense of depth.

If you are seeking to change the style of the room entirely, shoji cabinet doors will give your room an Asian look, and the shutter style of louvered cabinet doors can also be beautiful and unique. These two options are available at a number of retailers, and again, you have the option of using wood or metal, or painted laminate or MDF. For do-it-yourself consumers, shoji doors can be custom made at home, by purchasing finished or unfinished mullion cabinets and rice paper panels, then assembled to personal specifications at home before installing. The result is a one-of-a-kind set of cabinet doors.
